5 Steps to Take Before You Sell Your Home
Making the decision to sell your home is a big one and there are many considerations to keep in mind. In addition to selling in a favorable market, you want to make sure your house looks the best it can. A few simple tips will have you celebrating all the way to the bank.
Clean From Top to Bottom
A clean house is a presentable house, and when prospective buyers show up to view it, they’re expecting a clean space that lets them envision exactly how they will live in it. You don’t have to get down on your knees and clean the grout between your tiles, but keeping things neat on the surface will go a long way to attracting buyers.
Update Your Kitchen and Bathrooms
Two of the most popular selling points in a home are the kitchen and the bathrooms. The kitchen is where most people will spend a lot of time whether it’s cooking or gathering over a meal, so it’s no surprise that it often comes down to the kitchen when making a purchasing decision. You don’t have to replace the appliances, as that tends to be a costly expense, but you can refurbish the cabinets, add new countertops and update your fixtures and hardware to give it a modern look.
Upgrade Your Outdoor Space
One of the other things that potential buyers look at is the outdoor space. Do you have a fenced in backyard or plenty of land that they could use to garden or build a swingset? If you’re looking to update the space, consider putting in an outside entertainment area such as an expansive deck where you can host parties or a fire pit that adds ambiance on those chilly nights. An outdoor kitchen setup is also a high selling point that could make the deal swing in your favor if the buyer is torn between your house and another one on the market.
Installing an outdoor kitchen can be expensive, but it doesn’t have to be. Install some outdoor cabinets and countertops that are built to withstand the elements. You can also include a stovetop area or install a grill that has burners so you can cook outside. The good thing is it not only improves the value of your home, it also is likely to become a space you won’t want to leave, come rain or shine.
Rip Up Old Carpet
If your carpet is worn and dirty, consider either replacing it or ripping it up entirely to replace it with more versatile flooring such as hardwood or tile. Buyers likely aren’t looking to take on the added expense of replacing or redoing the floors, so at least upgrading the flooring will give them one less reason to dock the price when it comes to putting in an offer.
