One of downtown Miami’s last prime waterfront parcels is poised for transformation. At 340 Biscayne Boulevard, plans are in place for Regalia on the Bay, an 82-story mixed-use tower designed to stand as both an architectural and lifestyle landmark.

The 1.44 million-square-foot project would bring together ultra-luxury residences, a five-star boutique hotel, serviced condos, wellness facilities, and curated dining. Current designs include 365 residences, a 120-key hotel, and 110 serviced condos, along with a gourmet food hall, rooftop sky lounge, and premium office space.

Wellness and sustainability are central to the vision. Early plans highlight hydroponic gardens, meditation spaces, and therapeutic facilities meant to support a balanced, health-focused way of living. “This isn’t just another tower,” says one source close to the project. “The goal is to create a vertical community that serves as a cultural and social beacon for the city.”

The site itself carries weight. At just under an acre, it is the last premier waterfront parcel available in downtown Miami. Fully entitled and zoned T6-80-O, it offers a rare chance to help shape the next chapter of the city’s skyline.

Regalia on the Bay is still in the offering stage, with bids expected through mid-June. If realized, the development would not only introduce another striking tower but also set a new benchmark for luxury living in Miami.
