The fall season can actually be a great time to sell a home. Ultimately, most staging experts agree that staging your listing with fall decor is valuable – as long as you do so judiciously. Remember that the point should be to make your property feel warm, cozy and inviting. If you decorate to the point that it feels cluttered or overwhelming, that’s when you’ve gone too far.

It’s much easier to sell in the fall than in December and January, when bad weather, holiday schedules, and travel plans limit the availability of buyers, agents, lenders, and real estate attorneys. So, once you’ve decided to sell, work as quickly as possible to prepare your home for listing.

Fall is a good time to put your home on the market – especially if it’s a nice long Indian summer. Improve the fall curb appeal

Do some basic yard cleanup — mow the lawn, rake up the leaves, cut back branches, and add mulch for a fresh look. Clean the gutters and add some fall flowers, like chrysanthemums or marigolds. Sweep or blow walkways before every tour. Don’t forget to add a clean doormat for wet shoes.

Keep the house cozy

Entering a cold house could leave an unfavorable impression. So warm up your home with a fresh coat of paint and set the thermostat at a comfortable temperature. Another way to warm up a home is with light, especially as the days get shorter leading into winter. Be sure to open blinds and curtains so plenty of light illuminates the home’s interior. A few embellishments like red, orange or golden yellow pillows can breathe new life into a dull sofa—or a fall centerpiece can highlight a certain area of the home.

Fall Flavors

The scent of fresh-baked cookies or a warm apple pie wafting through the house can trigger memories of comfort and home. To tie in with the season light some candles scented with apple spice, pumpkin spice, cinnamon, cranberries or ginger spice. Add warmth and a touch of the holidays to your kitchen or dining room by creating a cornucopia centerpiece on your table or countertop. Fill the centerpiece with gourds, miniature pumpkins and maize to help potential buyers picture themselves cooking their first Thanksgiving dinner in their new home.
