Within the Big Sky basin are three private clubs with property ownership advantages. They have distinctions ranging from a huge self-contained resort, strictly members-only including its wide-ranging private ski area. This is the Yellowstone Club. The members-only Spanish Peaks Mountain Club is surrounded by gorgeous lands with ski terrain access to the public areas of Big Sky. Then there is the Moonlight Basin Club which is a private inner sanctum located in the uppers levels where the trails meet at the Moonlight Lodge at Big Sky.

At the side of the largest skiable terrain in the united states lies the Yellowstone Club. With 13,600 acres of land which includes a members-only ski area and golf course, as well as freestanding homes, elegant condominium associations and even huge ranches. Membership in “YC’ as members refer to it, offers exclusive use of seven restaurants with menus ranging from exotic Montana wild game to traditional family familiar meals, to classic club-style dining. Several spas and health clubs are onsite, a 75’ heated pool and golf and tennis facilities are among the many amenities offered with membership.
Another distinction of “YC” is called “20 Below” appropriately named for an indoor retreat when the outside rages. This facility offers a wide range of sheltered recreation which runs the gamut of sports including basketball, rock climbing and floor hockey with instruction offered in all of these disciplines. A game room, yoga loft, arts, and craft center with classes offered to make this a very popular way for members to wait for blue skies to return to the stunning mountains around their homes.
To own at Yellowstone Club, house sites range from $2.5M to $7.5m including the endless sky and rugged mountain views. A few custom homes are currently listed between $6.5m and $20m. There are several complexes of condominiums within the boundaries of this private club, and the living within each has its own distinct style with prices ranging between $5m and $15m. Ranches vary in size and style and range between $18m and $25m currently. As with all things, this market changes but in 2017 this is the snapshot.
Spanish Peaks Mountain Club is another of the private environments at Big Sky, spread out over 5,700 acres. It contains members-only golf club and a members-only ski club facility with easy access to the enormous variable terrain of Big Sky Ski Resort, Yellowstone National Park. World-class fly fishing stretches along the famous Gallatin, Yellowstone and Madison Rivers that run through and along with its campus. Summer brings horseback riding trips through the wilderness, kayaking on the rivers, mountain biking in the rugged terrain and hiking in the wilderness that you have all to yourself.
Homes within the Spanish Peaks Mountain Club property range between $1.8m and $5.7m right now. House sites range from $300k to $1m. Condominiums are located in Meadow Village, near the Big Sky Golf Course. They are three-story townhouses, with Gourmet kitchens, upper story decks, and lower level patios. There is a clubhouse with a summer pool and outdoor hot tub and a game room. Access to cross-country skiing and shuttle to the trails run in winter. At the moment there appears to be only one for sale listed at $5.9k.
The private Moonlight Basin Club is at the end of the Big Sky resort canyon under the towering majesty Lone Mountain. Inside the Moonlight Lodge, there is a members-only club on the upper levels with endless views of the terrain. Members can join friends for a hearty lunch or an apres cocktail downstairs surrounded by mountain goats climbing the huge stone fireplaces, gigantic timbers supporting a cathedral ceiling and dramatic views of the tallest peak in the region.
Moonlight Basin Club has two campuses’. Going over the mountain takes you to Ulery’s Lake and the new Reserve, members-only Jack Nicholson golf course, with its Back Nine Club House.
Moonlight Basin offers an assortment of properties, from two-bedroom ski-in ski-out Cowboy Heaven Cabins to 160-acre ranches. The prices vary, but the views are consistently beautiful. Real estate offerings start at just under $800,000 for a Saddle Ridge Townhome located adjacent to the Moonlight Lodge and run up to $16M for a custom home on three acres with ski trails meandering through the property.
